1.) Current advertised pricing based on:

Burke house - maximum of 4 occupants

White Plains house - maximum of 3 occupants

2.) Is there an application fee?

No.

 

3.) When should I submit an application?

As soon as possible!  First come, first served.
*Note that first come, first served may not apply if your application is difficult to process.

 

4.) What do you review in the application in order to qualify a prospective tenant?

a.) Income: to speed up the process, make sure you provide a link or phone number so that I can quickly verify the income you put on your application.  If you are self-employed or are paid commissions/tips/cash or own your own business, please provide me a copy of your two most recent IRS tax form 1040s.

b.) Rental history: ensure your current and past rental offices/property managers/landlords know that they will get a call from me to verify your previous rental history to include verifying the rent amount, the duration, timeliness of your payments, and any damages.

c.) References (professional/personal): ensure they know that they will get a phone call from me and ask that they answer and/or respond in a timely manner.

d.) Occupants: List all individuals and their ages.

e.) Pets: List all pets, type/breed, name, and their weight in pounds.

f.) Credit history: list any debts/loans (personal or commercial).

g.) Criminal history: please answer yes or no.  If yes, please offer explanation.

***Note: a fully complete application can be processed in as little as one day if all information is available and easily verifiable.

 

5.) Is there a pet security deposit or monthly pet fee?

Yes, however, each case is handled separately based upon the type, size, and number of pets listed on the application.

 

6.) Other requirements:

a.) Electronic Payment: Applicant must have or be able to obtain the ability to make electronic payments (for rent and security deposit).  If you have questions or need assistance in this area, please ask me.
